Now pay attention, here’s the secret. 

99% of the time, if you look at this, you will most likely select “housing”

Because real estate = housing. 

Common sense right?

Well, you’re correct. But here’s what we found:

Facebook actually doesn’t care what Ad Category you choose, more importantly that you select one.

MAGIC TRICK: SELECT “CREDIT”.

Here’s what happened:

Here’s why we believe this worked so well.

Everyone under the sun who runs real estate ads (motivated sellers, buyers, listings, rentals, brokerage recruitment etc” most likely runs it under the “Housing Ad Category” and because facebook is an impression based platform (pay for space) it creates alot of competition which as a result increases Cost per Lead (CPL). 

When we run the same exact ad, with the same targeting, copy, landing page, under another ad category, there’s less competition lowering Cost Per Lead without sacrificing lead quality. 

How we found out about this: 

Our team actually stumbled across this as a mistake. 

When we were reviewing client ad accounts we were like how are the kpis crushing right off that bat?

We thought it was the basic stuff like the targeting, ad, landing page etc. 

Then once we found it, we started split testing this in other clients and accounts and the entire time, we have NOT got a single lead quality complaint. 

Action Items for you:

If getting 50% cheaper leads is something that you would find helpful and all it took was 2 click (literally)
